Money

It depends on the apartment: where it is, how many people it sleeps and what the building offers. Our earnings calculator gives you a first figure built from our own bookings in your town. For the number for your apartment, we look at it together and tell you honestly what it can do — before anything is signed, and free of charge.
There is no sign-up fee and no monthly fee — we earn only when a guest stays. Our share is 22 percent of what the guest pays for the nights, counted without VAT and without the cleaning fee. The portal's commission comes out of your part, just as it would if you let the apartment on the portals yourself. When a guest books directly on rentmonkey.pl there is no portal commission at all, and our share is 25 percent, because we pay for the advertising that brought them. The cleaning is paid by the guest, not by you. The earnings calculator shows the whole calculation for your town.
Included: your listings on the portals and on our own site, advertising, daily pricing, every conversation with guests, coordinating cleaning and laundry, your monthly statement and your online calendar. Separately, as with any home: electricity, water, heating, internet, the building's monthly fee, your insurance and repairs from normal wear. Before the start there are a few one-off things, such as the photos and the door lock — we go through them with you, with prices, before anything is signed. In detail: who pays for what.
Because part of what a guest pays is nobody's income: 8 percent VAT goes to the tax office, and the cleaning fee pays for the cleaning. Our 22 percent is taken from the price of the nights without those, and the portal's commission then comes out of your part. Your monthly statement lists every booking line by line, so you can follow each złoty.
Because holiday accommodation in Poland carries 8 percent VAT, and it is already included in the price the guest pays. We pass it on to the tax office — it is nobody's income, so neither your share nor ours is calculated from it. The portal's commission is different: it is a real cost of being on the portals, and you would pay it just the same if you let the apartment yourself. What our share pays for is listed under what is included.
Not from us — we only earn when a guest stays. The apartment's own running costs stay with you, as with any home: electricity, water, heating, internet, the building's monthly fee and your insurance.
Once a month. By the 7th of the following month you have your statement and your money. Each booking counts in the month the guest checks out, and every booking is its own line — nothing is rolled up into one number you have to take on faith.
Your share is paid plus VAT. After your monthly statement you send us an invoice, and we pay it within 7 days. As a VAT payer you can also put your apartment's costs through your own accounting — your accountant will set that up.
No. What an apartment earns depends on where it is, what it offers and how many weeks you keep for yourself — especially in July and August. What we can give you honestly are averages from comparable apartments we already manage and a realistic expectation for yours. A promised fixed amount is only as good as the company promising it; a share of real bookings, shown booking by booking, is something you can check yourself.

Contract

There is no minimum term. Our contract normally runs open-ended, and either side can end it with one month's notice to the end of a calendar month — an e-mail is enough.
Nothing is left hanging. From your notice on, we stop selling dates after the end of the contract. Guests who already booked for later are looked after: we host them as agreed, move them, or — if nothing else works — cancel properly, and we tell you which at least 14 days before the end. Those stays are settled with you as usual.
Yes, and we help you with every step. Check the notice period in your current contract; we plan the start date with you so the handover falls between guests. We agree together how the stays your old manager already accepted are handled, and from the first free day the calendar is ours to fill. Reviews usually stay with the old manager's listing, so we start with fresh photos and prices that bring in the first good reviews quickly.
Yes. A signed scan or photo sent by e-mail is enough — no need to come by or post anything. Only a fixed-term contract of more than a year needs a handwritten or qualified electronic signature.
We focus on apartments guests fall for: new or recently finished, a high standard, close to the beach — first row or a short walk away — ideally in a building with extras like a pool or a sauna. That is where our work pays off most for you. The apartment has to be fully furnished and ready for guests, the building's rules must allow holiday letting, and if there is a mortgage, the bank has to agree. Not sure yours fits? Getting started

One of us — a real person — gets back to you, usually within a few hours. We talk about your apartment, look at it, and tell you honestly what it can earn and what it would still need. You get the contract to read in peace; nothing is binding until you sign.
Usually within one to two weeks of signing. The photographer comes within 2–5 days, the photos are edited in 2–3 days, and 2–3 days later your apartment is live on the portals and on our site.
Everything a guest needs for a holiday: furniture, a working kitchen with tableware, working appliances and Wi-Fi — clean and ready for the first guest. We have a checklist and send it to you by e-mail or WhatsApp; just ask. When we take over the keys we go through the apartment together and note anything missing — you can add it yourself, or we organise it for you.
A professional photographer we book, who also arranges the apartment nicely before shooting. Photos are what sells an apartment, so this is not the place to save. Whether the photos are on us or on you depends on the apartment — we tell you before anything is signed. If you paid for them, they are yours to keep, even after our cooperation ends.
Tell us what bothers you, and we look at it together. Our photographers show the apartment as it is — in its best light, with a little styling like flowers, fruit or a laid table so it feels inviting — but never as something it is not. We also edit with the help of AI, for example when the light on the day did not capture the atmosphere you see with your own eyes. The guest should find exactly what the photos promised.

Selling your apartment

We do, every day — against real demand, the season, and the weather forecast guests look at before booking a week at the sea. Minimum stays and gaps are managed too. You can see your apartment's price history in your online calendar, and soon you will be able to leave us a note with a suggested price or minimum stay — say, for a local event we might have missed.
Booked out early usually means sold too cheap — the dates were gone before the guests who would have paid more even started looking. Dates still empty at the last minute are the opposite warning: mostly too expensive, or the weather was bad. We aim for the middle: roughly a third of the season booked well in advance, the rest as the dates come closer, at the price demand then allows. That is why we look at your prices every day — by hand, and with tools that watch the market in your area, notice sudden interest and adjust prices by our rules — and we can step in by hand very quickly whenever something changes.
Because in the best weeks of the year, two nights can cost you a whole week. From mid-July to mid-August we ask for at least 7 nights at the sea: short stays would split the calendar into gaps nobody books, and every change of guests means another cleaning. On long weekends and holidays the minimum is 3–4 nights, and outside the season guests can come for 2–3 nights.
Reviews are everything, and a new listing has none yet. On the portals a new listing starts with a 20 percent discount on its first three bookings. Our aim is to get through that phase quickly and to keep those discounted bookings away from your most valuable dates. So we start with a low price for a very short time, collect the first bookings and good reviews, and then build the price up step by step as the momentum grows.
On all the big portals — Airbnb and Booking.com among them — and on our own site, where guests book directly with us. We advertise as well, so your apartment is found outside the portals too. In the calendar you can see which portal brought each guest. And if you would rather not be on a particular portal, just tell us.
Yes, of course. Airbnb and Booking.com both let us write our own description, and we write the best one we can for every apartment. One thing to know: Booking.com always shows its own automatically generated summary at the top first — the amenities and nearby shops and restaurants, chosen by its algorithm — and our description follows below. If there is something special about your apartment we should mention, tell us.
Because promises an apartment cannot keep come back as bad reviews. A guest who expected something else is disappointed, behaves differently and says so in public. So we look for what makes your apartment special — the view, the quiet, the space for a family — and show exactly that to the guests who are looking for it. That can mean a slightly slower start, but it pays off: great reviews, recommendations, direct bookings, and guests who treat the apartment with more care.

Everyday

Your apartment, live, whenever you want: the booking calendar with every guest and where they booked, your monthly statements, every cleaning and every task, reported damages with photos, and news from us. You also enter your own stays there yourself.
A professional cleaning company we work with cleans after every guest, with fresh hotel linen and towels each time, and we keep an eye on the result. Every cleaning and every task shows up in your online calendar. The cleaning after a guest is paid by that guest, not by you.
As often and as long as you like — it is your apartment, and we set no limit. You enter your stay in your online calendar yourself; no asking for permission. Our one request: keep the busiest weeks, roughly the end of July to mid-August when prices are highest, mostly for guests. The first week of July or the last week of August are lovely for your own holiday, and outside the season you are practically free. It has to work for both of us — if the apartment turned into mostly a private holiday home, we would talk openly about whether our cooperation still makes sense. There is no commission on your own stays; afterwards you pay the normal cleaning, the same rate a guest pays, added automatically.
Yes. Enter their stay just like your own, and the same applies: the normal cleaning afterwards. If you would like us to look after them like guests — sending the arrival details and being their contact — there is a small service fee of 100 zł plus VAT.
Please do not drop in unannounced. Between two guests there are often only a few hours for cleaning and checking, and the next guest may arrive early. If there is a real reason to see the apartment, tell us and we find a time that does not collide with any stay. Everything else you can see online.
We recommend it. Many of our guests travel with their dog, and the pet fee they pay counts as booking income, so you get your share of it. You decide: pets welcome, only after our approval, or not at all. If a pet leaves a mess, the extra cleaning is charged to the guest.

Guests and damage

We do, from the first question to the last review. Guests get a portal that carries the whole check-in — access, directions, wifi, house information — so nobody has to phone anyone at midnight. For selected apartments one of us is there in person and lets them in. And whatever you ask us to tell your guests is told to them, not filed away.
Parties are not allowed in any of our apartments — it is in the house rules every guest accepts before arriving. A guest who breaks that rule pays a penalty, and we step in if it happens.
We organise the repair — you do not need to find a craftsman. Repairs from normal wear are yours as the owner, and you always see what they cost: small jobs up to 200 zł we simply do and show on your next statement; for anything bigger we send you the job and an estimate first. If a guest is in the apartment and something essential fails — hot water, heating, the lock — we act straight away, and if it is anything serious you hear from us right then, not afterwards. Every cost stands on your statement with the invoice behind it.
We do. We document the damage with photos, claim it from the guest or through the portal's protection programme, organise the repair and cover it ourselves — you see the photos in your online calendar. Two things are different: normal wear and tear is part of owning an apartment, and events like fire, flooding or a storm belong to your home insurance — there we hand you and your insurer all the documentation. Who pays for what lists it in detail.
Yes. Your apartment needs home insurance for the fittings and contents — against vandalism, burglary, fire, water damage, storm and lightning — that explicitly covers short-term holiday letting. Many standard home policies do not, so check with your insurer before we start. We may ask for a copy of the policy.

You as the owner

  • Normal wear: faded paint and varnish, scratches and stains on walls and furniture, loose hinges, discoloured joints and silicone, light scratches on worktops, taps and sinks, frayed carpets, parts that come unglued
  • Appliances and fittings that fail from age, production faults or unforeseen technical failures, and corrosion or mould
  • Damage that already existed before the handover
  • Fire, water, storm, lightning and burglary — through your home insurance
  • Damage to the building's common areas, structure and installations — through insurance
  • The yearly refresh of the apartment
  • Periodic technical inspections: chimney, gas, ventilation, electrics, air conditioning, heating
  • Running costs: electricity, water, gas, internet, the building's fees, subscriptions and insurance
  • Damage during your own stays or your guests' stays

Law and tax

No. You rent the apartment to us, and we run the holiday letting as a business. For you, what we pay is rental income: most private owners pay the flat-rate tax on it — 8.5 percent up to 100,000 zł a year and 12.5 percent above. If you are VAT-registered, you add VAT to your invoice and can put your apartment's costs through your accounting. We are not tax advisers, so please confirm the details for your situation with your own tax adviser.
We do. As the company offering the stays, we register your apartment in the town's register of accommodation and keep the guest register. Every apartment let to guests has needed a smoke detector since 30 June 2026 — we make sure there is one before the first guest arrives. A national register with a number on every listing is still on its way into Polish law; when it comes, that registration is our job too.
Guests pay it on top of their stay, and we pass it on to the town. It is neither your income nor ours, so it does not show up in your earnings.

About us

We are on this coast, in the same towns as the apartments we manage. Someone can stand in your apartment today instead of booking a trip for next week — which is the actual reason a problem gets looked at the same day.
